We require all landlords to meet these essential standards before partnering with us. However, we understand that not every property is immediately ready. Before partnering with us, we ask that all properties meet the following standards:

βœ… Fully functioning smoke & carbon monoxide alarms installed and tested in line with legal requirements.
βœ… Secure entry points, including robust door and window locks to prevent unauthorized access.
βœ… Electrical safety compliance, with an up-to-date EICR (Electrical Installation Condition Report) confirming all wiring and sockets are safe.
βœ… Gas safety certification, with annual checks carried out by a registered Gas Safe engineer.

βœ… No major structural issues, such as damp, leaks, or unstable foundations.
βœ… Plumbing in full working order, with no leaks, blockages, or issues that could escalate into costly repairs.
βœ… Heating & hot water systems that function properly, ensuring tenants have access to warmth and hot water.
βœ… Adequate insulation and ventilation to prevent damp and mould buildup.

βœ… All fixtures and fittings (doors, cupboards, light fittings, etc.) in good working order to avoid small issues becoming expensive fixes.
βœ… Gutters, drains, and roofing regularly maintained to prevent water damage and costly long-term repairs.
βœ… Exterior of the property in good condition, including paintwork, fences, and communal areas (if applicable).

🏠 Tenant Comfort & Legal Compliance

βœ… Energy Performance Certificate (EPC) rated β€˜E’ or above (or higher if government regulations change).
βœ… Clean and habitable living conditions, free from pests, excessive wear, or damage.
βœ… Legionella risk assessment completed, particularly for properties with older plumbing.
